Here we have a 16’x12’ Vinyl surface (also known as Duradeck) second story deck. Featuring aluminum railings, composite privacy wall, screw piles and a massive 16 rise composite stair set. We were brought in to remove a smaller deck that had begun to rot and replace it with a larger beautiful maintenance free deck. The process began as all do. Starting with the initial consultation, we provided a quote for the project, along with a drawing set for approval. Once approved, we had a follow up meeting to go over the fine details and select the finishes. We then acquired building permits from the City of Calgary. This project needed what is called a Development Permit which is a type of permit required where the proposed deck is within certain areas of the property. In this case the deck was projecting into the rear setback of the yard. As per City of Calgary guidelines we cannot build a deck that is closer than 6m to the back property line and 2m to side property line. This deck was encroaching into the rear set back therefore required the Development permit along with the building permit. The development permit process takes around 3 weeks where the city sends notice out to surrounding properties and allows them to argue the proposed project if they have any objections.
The vinyl surface on this deck creates a dry space under the deck that can be used as a second outdoor living area that remains dry when raining.
